If the landlord would like to proceed with your application, it is at this time that an Application Fee becomes payable. Our Tenant Fees include all the information you require that relate to these fees.
We will also require you to bring in to our office your passport or photo id (such as photo driving licence), most recent utility bill or bank statement and your three most recent payslips.
As part of the qualifying process, we need to liaise with a company called Blinc Tenancy Referencing who will perform credit checks and referencing. You will also receive our full terms and conditions accompanied by an offer letter. We will support you with understandable queries you may have during this part of the process. It's worth noting that it can take up to 72 hours to receive a response from the referencing and credit check process.
We will require your first payment for rent, deposit and other applicable fees five days before the proposed key collection date. We do this to ensure there is enough time for the banks to process the necessary transactions. You will have received the tenancy agreement in advance so you can digest all the information related to the move, so feel free to ask us any questions at this point.
By law, there are criteria we have to abide by and information which we have to provide to you on the day you move in. These include the Government How to Rent leaflet, Tenancy Deposit Scheme leaflets, Energy Performance Certificate and gas certificate (if required).
All Tenants (and Guarantors) will need to be present to sign the tenancy agreement before key collection.
