If a property that you fancy is available to let why not arrange a viewing via our office or website, we are open seven days a week and can arrange evening viewings, so we have more time available to arrange a viewing that is convenient for you and the landlord.

Wanting to View a Property

If the landlord would like to proceed with your application, it is at this time that an Application Fee becomes payable. Our Tenant Fees include all the information you require that relate to these fees.

We will also require you to bring in to our office your passport or photo id (such as photo driving licence), most recent utility bill or bank statement and your three most recent payslips.

As part of the qualifying process, we need to liaise with a company called Blinc Tenancy Referencing who will perform credit checks and referencing. You will also receive our full terms and conditions accompanied by an offer letter. We will support you with understandable queries you may have during this part of the process. It's worth noting that it can take up to 72 hours to receive a response from the referencing and credit check process.


Preparing to move in

We will require your first payment for rent, deposit and other applicable fees five days before the proposed key collection date. We do this to ensure there is enough time for the banks to process the necessary transactions. You will have received the tenancy agreement in advance so you can digest all the information related to the move, so feel free to ask us any questions at this point.

By law, there are criteria we have to abide by and information which we have to provide to you on the day you move in. These include the Government How to Rent leaflet, Tenancy Deposit Scheme leaflets, Energy Performance Certificate and gas certificate (if required).

All Tenants (and Guarantors) will need to be present to sign the tenancy agreement before key collection.

We will provide you your property managers contact details upon move in, if the property is being managed by ourselves.

We can assist with any insurance queries you may have by calling upon our resources and knowledge of the industry. We can even guide you on if you wish to switch energy provider to installing broadband whilst residing in the property. We can't emphasise enough, we are here to help so do not hesitate to ask us any questions and we guide you accordingly.


We are members of the Association of Residential Letting Agents (ARLA) and The Ombudsman's Services: Property.

Our Client Money Protection is through The Dispute Service as our Tenancy Deposit Scheme unless your Landlord has specified otherwise.

Moving home

Tenant Fees

  • All properties are available for a minimum of six months.
  • Pets may be allowed by express permission of the landlord, a extra pet deposit of £200.00 will be required.
  • Prospective tenants must satisfy a credit check and comprehensive referencing which is carried by our referencing company Blinc they ask for a previous landlords reference if applicable and employment reference if applicable (credit, business bank and accountants references in the case of self-employed or company tenancies).
  • A security deposit of one months rent plus £100.00 required.
  • Rent is to be paid one month in advance.
  • An application fee is payable when an application is submitted which is non-refundable except by default or the landlord.
  • It is the tenant's responsibility to ensure any personal possessions are safe and secure.
  • Payment of all utilities including water rates or metered supply and Council Tax is the responsibility of the tenant.

MONEY LAUNDERING REGULATIONS prospective tenants will be asked to produce identification documentation during the referencing process including proof of address and wage slips, and we would ask for your co-operation so that there will be no delay in agreeing on a tenancy.


  • Credit check & Referencing fee £150.00 + vat (for the first Tenant). Referencing of one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability as well as contract negotiation (amending and agreeing on terms) and arranging the tenancy and agreement.
  • Additional tenant fee £50.00 + vat (per tenant). Processing the application, associated paperwork and referencing.
  • Guarantor Fee £50.00 + vat per guarantor (if required) covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
  • Pet Deposit Returnable additional security deposit of £200.00. To cover the added risk of property damage. This will be protected with your security deposit in a government-authorised scheme and may be returned at the end of the tenancy.


  • Amendment fee/Addendum £90.00. Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
  • Change of sharer fee £50.00. To cover the administration and references needed when adding a new occupant to the tenancy.


  • Lost Security items £50.00 plus item cost. Obtaining necessary permissions, sourcing providers and travel costs.

If keys are lost you will be charged to replace them and in some circumstances to replace the lock if needed.
